    Pitfall: The buyer is not properly qualified to buy a home

    In the current Santa Clarita real estate economic climate, a buyer’s willingness to make an offer on a short sale or any other property for that matter does not mean that the buyer is truly qualified to purchase. The reality is that buyers need to be pre approved for financing, closing funds must be verified, and their ability to buy needs to be confirmed. Many times I will show up to our office in Valencia and have a 1 page faxed offer to purchase one of my short sales in my fax machine. These offers are from investors that have never seen the home, did not provide a pre approval letter, did not provide proof of funds, and are not a qualified buyer for this home. Accepting this sort of offer can and most often will lead you directly into a pitfall! The idea here is to avoid foreclosure! You’ve probably already discovered that a Loan Modification won’t work for you!     Solution: Properly Qualify All Buyers

     
    Your agent should be familiar with what must be verified in order to qualify a buyer to submit an offer on your property. Otherwise, these offers may have little chance of closing. Don’t risk this process with an uneducated agent who does not appreciate this aspect of short sales.     Why ShortSale?
    Short Sales are your best defense against Foreclosure.  Additionally, short sales release homeowners from bad mortgage debt and provide a fresh start . Don’t misunderstand, your FICO score will still take a major hit, but moving forward, if you keep your bills paid on time you should be able to finance the purchase a new home in two years. The nation’s two largest mortgage investors, Fannie Mae and Freddie Mac — with certain exceptions — won’t lend to you again for five years (foreclosure) and two years (short sale).
     The lenders are fair better with a short sale than they do with a foreclosure. Still, in many cases they still can make it difficult due to their slow response to the submitted short sale package as well as their inflated in house BPO appraisals . By short selling their home, the borrower can move forward with their lives and look two years ahead to their future credit worthiness as opposed to five years for a foreclosure. Once the short sale transaction is complete it’s critical that the seller keep their bills paid on time and do everything necessary to improve your FICO score. It just takes time, but two years is a lot shorter time period than five years.

  • Short Sale Transaction and Title Clearance

    Good Afternoon to all!

    Today, Certified Distressed Property Expert Matt Gregory interviews Chicago Title Account Manager, Derrick Le Blanc. They discuss how a short sale transaction affects the process of clearing title during the escrow process. Watch the video and read below to learn about short sales and title issues.

    Guess what? There are no added title clearance issues or difficulties associated with a short sale transaction! As we’ve mentioned before, once the seller receives their approval letter from their lender the mechanics or a short sale transaction progresses as a normal real estate transaction. This holds true for the process involved in clearing title as well. The process is the same as any other real estate transaction. This does not mean there will be no problems but there will not be any more problems because it’s a short sale. That’s good news! As always, the key to a successful short sale is doing the work up front in preparing your package to your lender. After that it’s just the waiting and hounding the lender to obtain their response. We all know they are slow to respond and that has not changed much in the last year!
