    Here is a quick Santa Clarita short sale market update for the Castaic area of the Santa Clarita Real Estate Market. Currently, there are 100 active homes for sale in the Castaic area and they range from a one bedroom condo for $75,000 represented by the Gregory Real Estate Group, to a Hasley Canyon custom home with a horse arena  priced at $799,000. 52 of these homes are short sale listings. These Santa Clarita short sales make up 52% of all homes that are actively for sale in the Castaic real estate market.

    Now, let’s look at the closed escrows year to date in the Castaic real estate market. 260 Castaic homes have changed owners since 1/1/2010 with 81 of them being successfully completed short sale transactions. This means that 31% of all homes that have sold in Castaic so far this year have been short sale transactions.

    Hello Everyone and Happy Thanksgiving from the Gregory Real Estate Group at Keller Williams. I just wanted to give you a brief Santa Clarita short sale market update for the Saugus community. Right now, there are 195 active homes for sale in Saugus ranging from a two bedroom town home for 115k all the way up to a 2.5 million dollar twenty acre ranch down San Francisquito Canyon. 96 of these homes are short sales seeking bank approval. This means that 49% of homes for sale in Saugus are short sales. The Saugus real estate market has seen 486 homes change ownership so far in 2010. 143 of these homes were short sales that successfully received bank approval. That means that 29% of homes that have sold in Saugus this year have been short sales.

    Canyon Country short sales currently make up 42% of the active Canyon Country real estate market. There are 347 total homes for sale in Canyon Country and 145 of those are short sale listings seeking bank approval. These homes range from a $39,000 manufactured home to a 1.5 million dollar beautiful estate home in Sand Canyon. Year to date, the Canyon Country real estate market has seen 758 homes change ownership and 205 of those homes have been successful short sales. That means that 27% of homes that have sold in Canyon Country this year are in fact short sales.     Hello and welcome from the Gregory Real Estate Group at Keller Williams VIP Properties located in beautiful Valencia, California. Today is scorching hot outside, so I thought I would do a blog in my air conditioned office. Today’s blog will be a Santa Clarita short sale market update for the Canyon Country real estate market.

    Today we currently have 305 homes for sale on the Canyon Country real estate market. Of those 305 homes for sale, 123 of them are short sale listings. That means that 40% of the active listings on the Canyon Country real estate market are short sales that are trying to get bank approval.

    There have been a total of 574 homes that have sold and closed escrow in Canyon Country year to date. 150 of those homes have been successful bank approved short sales. So that means that 26% of homes that have sold and closed escrow this year in Canyon Country have been short sales.

    Hello everyone! I just wanted to give everyone out there a Santa Clarita short sale real estate market update for the Newhall area. Currently, there are 138 homes for sale in the Newhall area ranging in price from 100k to just over a million dollars. 42 of these active listings are being sold as short sales. That’s about 30% of the current inventory for Newhall. 202 homes have sold year to date in Newhall, California with 50 of them closing transactions as a short sale home.   • Santa Clarita Short Sale Pitfall Number Two

    Good Afternoon from our team here at ExtremeShort Sale.com. Today, Matt Gregory continues our series on Short Sale Pitfalls with Santa Clarita Short Sale Pitfall Number Two”. Matt is top Keller Williams Santa Clarita Real Estate Agent is also a Certified Distressed Property Expert. Matt has vast experience in short sale transactions and has helped many to avoid foreclosure by successfully transacting a short sale.     Short sales can be very tough and take a very long time if you don’t submit your file to the bank with all of the requested and necessary documents. This brings us to Santa Clarita short sale pitfall #2.

    Pitfall #2: Not Submitting your file Properly to the bank
    If you do not follow the directions you receive from the bank for submission of your file, then you are expecting an over-worked, under-staffed department to go out of their way to handle your file. There is very little likelihood of this situation working out in your favor. I know of one bank short sale negotiator in particular that has over 300 files that she works per month and only closes between 15 and 20 files per month. So the question is this: How do you give your file the best odds of becoming the 15 or 20 files a month getting approved?

    .

     Answer: Verify your lender’s requirements, follow Instructions closely and carefully.
    First, be sure to verify with your lender on exactly what they require to be included in the short sale package. Not all lenders are the same andal though they all require the same basic information, there will be some differences. If you are instructed to fax your file, fax it and send a backup copy in the mail. If you are instructed to mail two copies, mail two copies. When you reach the point of having a contract, all your information, and a valid purchase, you do not want your deal to fall apart because no one sees it. Also, if you don’t have time for these tasks, hire an assistant or a short sale negotiator on your team. Often times they are very inexpensive and they don’t get paid until the transaction closes escrow. These are some simple instructions that give your file a great chance to be approved as long as you follow them. Good luck!

    YOU MUST BE BEHIND ON YOUR MORTGAGE TO NEGOTIATE A SHORT SALE.

    This has proved to be false as today’s lenders are looking for verifiable hardship, monthly cash flow shortage, or pending shortfall and insolvency.

    If you meet these three requirements and believe that you soon may be unable to afford your mortgage, act immediately. Any delay could limit your options. Do not wait until the countdown clock to foreclosure has started and you have even less time left.

    Today, Certified Distressed Property Expert, Matt Gregory of ExtremeShortSale.com talks about short sale myths. There’s so much misunderstanding out there among the general public that we thought it would be a good idea to start addressing some of the misconceptions.     Myth #1 – Buyers Are Not Interested In Short Sale Listings.

    This is a myth that is defeated all the time in the Santa Clarita short sale market. With 38% of the active Santa Clarita real estate market being short sales, buyers are writing multiple offers on short sales. I have multiple offers on every single one of my short sale listings that are located in the Santa Clarita Valley I often times recommend a short sale listing to my buyers who are willing to wait for the short sale approval on a great home. We deal with anyone from a first time buyer that needs closing costs paid by the seller to savvy all cash investors who would like to close quickly. We are getting phone calls from buyers who say they only want to look at short sales because they are just looking for a better deal.     Some of us are hesitant to discuss our financial situation with anyone, including their own family. They certainly don’t want a Real Estate agent posting a FOR SALE sign out front.     Often times a homeowner will call me about their mortgage issues and they are curious about their options to avoid foreclosure. Short sale is most likely the answer that they will hear from me. Most homeowners quickly agree that this is the best option for them, but are concerned about the possible embarrassment that a short sale might bring them. There are several ways to eliminate these concerns. First off, I tell them their neighbors do not have to know that they are selling their home. We simply wont put a sign in the yard and won’t hold any open houses. That usually brings much needed relief to them. I also tell them that they are not alone. 40% of the active real estate market in the Santa Clarita Valley are short sales. The numbers tell them that they are not alone. I have recently short sold a home where there was no sign, no flyers, no lockbox, and no open house. The neighborhood found out that their neighbor was moving on the actual moving day when there was a big moving truck outside the home. They were so happy and relieved to have short sold their home and nobody knew it, but the people involved in the transaction
