Among real estate professionals, it’s common knowledge that short sales and other distressed properties currently dominate the Santa Clarita Valley real estate market. The local real estate market is just loaded with distressed properties, but very few “standard sale” homes. This is nothing new, but home buyers should not settle for something less than they hoped for, just because of the market conditions!

Many agents and their clients are shying away fromshort sale and other distressed properties for a variety of reasons. In some instances this is understandable, but home buyers should not automatically avoid a short sale just because it’s not a standard sale. Regardless of the type of transaction awaiting our home buyers, we feel it’s important to help them purchase the home that meets their criteria. We don’t care if it’s a short sale, REO, standard sale or a GARAGE SALE. We refuse to “give in” and we always show our buyers all the properties that best fit their search criteria. Yes, short sales are sometimes more difficult, and we may make less than we would on a standard sale. So What! We’re in this business for the long haul and if it turns out the home our buyer desires is a difficult short sale, so be it. We just don’t want our buyers to settle for something less than they hoped for, just because of the transaction type. Welcome again to the Gregory Real Estate Group! Today’s post will focus on the Home Affordable Modification Program (HAMP) that was implemented by the government to help homeowners who were close to foreclosure to stay in their homes. Hamp took a hit this week! Like we always say, loan modifications are only right for a very few! Take a look at the video and read below to learn more:

This HAMP program was expected to help homeowners who were close to foreclosure, stay in their homes. Unfortunately, it turns out to be another failed attempt. According to Bank of America only a mere 14% would qualify for a permanent HAMP modification. Originally HAMP was projected to benefit 4 million homeowners but that number is closer to 600,000. Now the House Financial Services Committee voted to end HAMP as well as another bill to end the Neighborhood Stabilization Program. The program was originally set to expire in 2012.

This just validates our beliefs here at the Gregory Real Estate Group regarding the best options and solutions for homeowners struggling with their mortgage. It’s best not to waste time hoping the government or your lender will somehow assist you and bail you out of your mortgage troubles. The best solution is almost always to take control of your situation, protect your future wealth, and short sale your home as opposed to a loan modification. Loan modifications are only right for a very few specific situations. 67% of all those receiving loan mods will default within one year. Never trust the lenders to help you out! That’s not what they’re in business for and it’s completely understandable. They’re in business to make money! That’s their job! It’s what they do! Our government certainly means well but they always seem to be way off the mark or a day late and a dollar short. Usually both! Got to love them though!

How do you know when it’s time for you to short sale your home? That’s a good question, and the correct answer depends on the specific financial situation of the homeowner. Additionally, the emotional state of the homeowner should be considered as well. Let’s look at one fictious, but common scenerio and see if this helps answer the question:

A Santa Clarita couple decided to buy a home in 2007, when the Santa Clarita Real Estate prices were way up. They knew prices were high and would likely go down, but they didn’t mind because the planned to live in the home, long term. This was going to be their home first, and real estate investment, second! They went ahead and bought a Santa Clarita home they both loved. All was well for the first two years, but in 2009 one of the couple lost their job. Even then, between the two of them they had enough savings to stay afloat for about six months. Surely, a new job would pop up by then! No worries! Unfortunately, a year went by and still, no new job. Their savings was gone and they started to fall behind in their mortgage. They couldn’t just sell the Santa Clarita home normally because the home was worth way less than they owed on the loan. After struggling for several months, they finally started to accept the fact that they might not recover enough financially, to save their home. They looked at possible loan modifications but quickly realized, even if they could get the loan modified, it would cost them even more money and only stall the inevitable.
