There are currently 1,178 homes for sale in the Santa Clarita Valley. 401 or 34% of these homes are standard sale homes. 158 or 13% of the current active inventory are bank owned properties. Lastly, 579 of the Santa Clarita active real estate market are short sales. That makes up about 50% of our total inventory. I expect these short sale numbers to rise throughout the year so remember to check back in with my blog to see the next update.  Short sales are NOT going away! These numbers continue to rise in the SCV. This tells me that if you are in the market to buy a home, that there is a 50% chance that you will be placing offers on short sales. I just wanted to give everyone a real estate update on closed sales in the Santa Clarita Valley real estate market for the month of January 2011. In January, 186 Santa Clarita homes sold and changed ownership in the Santa Clarita Valley. 37% or 69 of these homes were successfully negotiated short sale transactions that led to a closing. I expect these numbers to rise throughout the year so remember to check back in with my blog to see the next monthly update. There are currently 631 homes in the Santa Clarita Valley that have an accepted offer between a buyer and seller. 63% or 399 of these homes are short sales and are awaiting lender approval. Short sales are NOT going away! These numbers continue to rise in the SCV. Please give a me a call if you might be in need of short selling your home. I most likely already have a buyer for your home for a smooth and easy transaction at no cost to you. If you are looking to buy a short sale in Santa Clarita please call me today! Matt listed the property quite some time ago, received an offer and had his top negotiator work with the lender to reach an agreement. We received the approval letter from the lender just this week and escrow will close very shortly. Our homeowner is happy, to say the least and the buyer is getting a good value.

    Keith Renno, of the Renno Lending Team correctly explains in his video, how long it takes to obtain financing for another home after a Santa Clarita short sale. He points out how it often makes more sense, financially, to short sale a home as opposed to keeping a home and continue struggle with a tough mortgage. After a Santa Clarita short sale, or a short sale in any other community, it’s possible to obtain a new FHA Loan in almost immediately. Many of our clients were in an extreme upside down position with their mortgages. It would have taken some of them 15 to 20 years to regain the equity in their loans. That’s absurd! Some of our clients were able to short sale their home, walk away from their toxic mortgage and buy another home in within a year. In most cases, it’s one to three years but that beats the heck out of the 15 to 20 years to regain the lost equity! It also beats the heck out of a foreclosure which can take about seven years to clean up the credit enough to obtain a new home loan. Many of our clients had obtained a loan modification and ended up defaulting anyway! That’s not uncommon at all. Did you know, that 67% of all those that receive a loan modification actually default in the first year! the truth is, a loan modification is not for everyone.     Hello Everyone, I’m Matt Gregory with the Gregory Real Estate Group at Keller Williams VIP Properties. The purpose of this post today is to let buyers know that we do represent buyers on short sale transactions. You DID hear me correctly! Most agents HATE short sales and will most likely try and only show you standard sale or bank owned properties such as foreclosures. Some agents will even flat out tell you that they won’t show you a short sale listing. I am not bashing these agents, but simply sharing the truth.

    Here are some of the reasons why agents do NOT like to show short sale listings to their buyers:

     .

    Short sale listings take a LONG time! The longer the wait, the longer it takes for an agent to get paid. Agents don’t like to wait on their check!

    .

    Short sale listings might be price incorrectly. The listing agent sets the price for short sale listings and sometimes it is terribly under priced. This can confuse the buyer and make the buyer think that all properties should be priced that low.

    .

    Short sale listings might NOT get approved. The seller and buyer might agree on a priced, but the price still has to be approved by the bank. This takes a very long time, and the bank does not always approve the short sale.
