I just wanted to give everyone a real estate update on sold listings in the Santa Clarita Valley real estate market for the month of February. There were a total of 189 homes that sold and closed escrow in February. 49, or 26% of these homes were standard sales. 70, or 37% were short sales. 66, or 35% of these homes were REO bank owned homes. Not surprisingly, short sales and REO bank owned properties continue to dominate the sold market. There are currently 1,178 homes for sale in the Santa Clarita Valley. 401 or 34% of these homes are standard sale homes. 158 or 13% of the current active inventory are bank owned properties. Lastly, 579 of the Santa Clarita active real estate market are short sales. That makes up about 50% of our total inventory. I expect these short sale numbers to rise throughout the year so remember to check back in with my blog to see the next update.  Short sales are NOT going away! These numbers continue to rise in the SCV. This tells me that if you are in the market to buy a home, that there is a 50% chance that you will be placing offers on short sales.     Hello! Matt Gregory here with the Gregory Real Estate Group. I just wanted to give everyone a real estate update on closed sales in the Santa Clarita Valley real estate market for the month of January 2011. In January, 186 Santa Clarita homes sold and changed ownership in the Santa Clarita Valley. 37% or 69 of these homes were successfully negotiated short sale transactions that led to a closing. I expect these numbers to rise throughout the year so remember to check back in with my blog to see the next monthly update. There are currently 631 homes in the Santa Clarita Valley that have an accepted offer between a buyer and seller. 63% or 399 of these homes are short sales and are awaiting lender approval. Short sales are NOT going away! These numbers continue to rise in the SCV. Please give a me a call if you might be in need of short selling your home. I most likely already have a buyer for your home for a smooth and easy transaction at no cost to you. If you are looking to buy a short sale in Santa Clarita please call me today! In 2010, 3176 Santa Clarita homes sold and changed ownership in the Santa Clarita Valley.  27% or 867 of these homes were successfully negotiated short sale transactions.     Here is a quick short sale market update for the Santa Clarita Valley real estate market. Currently, there are 1150 active homes for sale in the Santa Clarita Valley area and they range from a $39,000 Canyon View Estate manufactured home on a land lease to a  5.3 million dollar Sand Canyon mansion. 523 of these homes are short sale listings. These short sales make up 45% of all homes that are actively for sale in the Santa Clarita real estate market.

    Now, let’s look at the closed escrows year to date in the Santa Clarita real estate market. 2965 Santa Clarita homes have changed owners since 1/1/2010 with 809 of them being successfully completed short sale transactions. This means that 27% of all homes that have sold in Santa Clarita so far this year have been short sale transactions. I will be doing the end of year stats for 2010 in just a few weeks so please stay tuned!

    Here is a quick Santa Clarita short sale market update for the Castaic area of the Santa Clarita Real Estate Market. Currently, there are 100 active homes for sale in the Castaic area and they range from a one bedroom condo for $75,000 represented by the Gregory Real Estate Group, to a Hasley Canyon custom home with a horse arena  priced at $799,000. 52 of these homes are short sale listings. These Santa Clarita short sales make up 52% of all homes that are actively for sale in the Castaic real estate market.

    Now, let’s look at the closed escrows year to date in the Castaic real estate market. 260 Castaic homes have changed owners since 1/1/2010 with 81 of them being successfully completed short sale transactions. This means that 31% of all homes that have sold in Castaic so far this year have been short sale transactions.

These short sales make up 36% of all homes that are actively for sale in the Newhall real estate market.

    Now, let’s look at the closed escrows year to date in the Newhall real estate market. 314 Newhall homes have changed owners since 1/1/2010 with 74 of them being successfully completed short sale transactions. This means that 24% of all homes that have sold in Newhall so far this year have been short sale transactions.

These Santa Clarita short sales make up 51% of all homes that are actively for sale in the Stevenson Ranch real estate market.

    Now, let’s look at the closed escrows year to date in the Stevenson Ranch real estate Market. 180 Stevenson Ranch homes have changed owners since 1/1/2010 with 60 of them being successfully completed short sale transactions. This means that 33% of all homes that have sold in Stevenson Ranch so far this year have been short sale transactions.

    Currently, there are 285 active homes for sale in the Valencia area and they range from a one bedroom condo for $90,000 to a 3.5 million dollar Westridge estate home. 122 of these homes are short sale listings. These short sales make up 43% of all homes that are actively for sale in the Valencia real estate market.
     
    Now, let’s look at the closed escrows year to date in the Valencia real estate Market. 927 Valencia homes have changed owners since 1/1/2010 with 237 of them being successfully completed short sale transactions. This means that 26% of all homes that have sold in Valencia so far this year have been short sale transactions.
