The local real estate market is just loaded with distressed properties, but very few “standard sale” homes. This is nothing new, but home buyers should not settle for something less than they hoped for, just because of the market conditions!

Many agents and their clients are shying away from short sale and other distressed properties for a variety of reasons. In some instances this is understandable, but home buyers should not automatically avoid a short sale just because it’s not a standard sale. Regardless of the type of transaction awaiting our home buyers, we feel it’s important to help them purchase the home that meets their criteria. We don’t care if it’s a short sale, REO, standard sale or a GARAGE SALE. We refuse to “give in” and we always show our buyers all the properties that best fit their search criteria. Yes, short sales are sometimes more difficult, and we may make less than we would on a standard sale. So What! We’re in this business for the long haul and if it turns out the home our buyer desires is a difficult short sale, so be it. We just don’t want our buyers to settle for something less than they hoped for, just because of the transaction type. If you’re a home buyer, and you’re currently looking for that “dream home,” don’t give up! Also, don’t be afraid of any distressed property! There’s no reason for you to miss out on that one special home just because it’s a distressed property. Yes, you need to be prepared to wait, and need to know, in advance, what the chance of success is. If you have a QUALIFIED and EXPERIENCED Certified Distressed Property agent, he or she should be able to provide you with a success rate, before you make an offer on a home. It’s kind of like sitting in a traffic jam! If we know ahead of time we’re going to be stuck in some traffic, it’s no big deal. If it’s a surprise, we’re all unhappy and annoyed! Either way, the bottom line is, we still arrive safely at our destination in the end. It’s really not such a silly or unrealistic anaology. It’s just a matter of being aware of the potential difficulties in advance so you’re prepared for ride.
