    Hello Everyone! Here is the latest and greatest Santa Clarita short sale market update for the Santa Clarita real estate market. These areas include Stevenson Ranch, Canyon Country, Saugus, Valencia, Newhall, and Castaic, but do not include Acton and Agua Dulce.

    Currently, we have a total of 1023 homes that are for sale on the Santa Clarita real estate market. These homes range from a 35k manufactured home on a land lease to a 5.3 million dollar Sand Canyon estate home with its own private lake. 403 (39%) of these homes are short sale listings that are for sale and seeking short sale bank approval.

    Year to date, the Santa Clarita real estate market has seen 2185 homes close escrow and change ownership in 2010. 583 (27%) of these homes were successfully closed bank approved short sales.

    I find it very interesting that short sales make up 27% of all closed escrows in Santa Clarita so far in 2010, and most real estate agents don’t know how or refuse to work short sales.     Hello everyone! Wow it is a HOT and sunny day again in the the beautiful Santa Clarita Valley with temperatures above 110 degrees. I am so happy to be blogging right now from my Santa Clarita real estate office here at Keller Williams VIP Properties. Today I am blogging about the Valencia real estate market and giving updated statistics for the active and sold homes.

    We currently have 278 Valencia homes for sale in the Santa Clarita real estate market. 98 or 35% of these homes are Santa Clarita short sales that are waiting for an offer and are hoping for the bank to approve the short sale.

    Year to date, Valencia has seen 660 homes successfully close escrow and change ownership. 152  or 23% of these homes were successful bank approved Santa Clarita short sales that closed escrow.

    Hello and welcome from the Gregory Real Estate Group at Keller Williams VIP Properties located in beautiful Valencia, California. Today is scorching hot outside, so I thought I would do a blog in my air conditioned office. Today’s blog will be a Santa Clarita short sale market update for the Canyon Country real estate market.

    Today we currently have 305 homes for sale on the Canyon Country real estate market. Of those 305 homes for sale, 123 of them are short sale listings. That means that 40% of the active listings on the Canyon Country real estate market are short sales that are trying to get bank approval.

    There have been a total of 574 homes that have sold and closed escrow in Canyon Country year to date. 150 of those homes have been successful bank approved short sales. So that means that 26% of homes that have sold and closed escrow this year in Canyon Country have been short sales.

    As I am getting ready to list another Castaic short sale home, I thought it would be a good idea to give everyone a Castaic Santa Clarita short sale real estate market update. Year to date, 166 homes have close escrow in Castaic, California. Out of the 166, 44 of them have been closed Castaic short sale listings. That means that short sales have made up a total of 27% of closed real estate transactions so far in 2010. Currently, there are 75 total homes for sale in the Castaic real estate market and they range from 79k to just under 2 million dollars. Out of the 75, 41 are short sale listings. That means that 55% of homes on the market in Castaic are short sale listings. That is a pretty high number. I expected about 40%, but I am very surprised to see the number creeping higher and higher. Call me for any questions regarding real estate in the Santa Clarita Valley. I am always here to help.     Hello everyone! I just wanted to give everyone out there a Santa Clarita short sale real estate market update for the Newhall area. Currently, there are 138 homes for sale in the Newhall area ranging in price from 100k to just over a million dollars. 42 of these active listings are being sold as short sales. That’s about 30% of the current inventory for Newhall. 202 homes have sold year to date in Newhall, California with 50 of them closing transactions as a short sale home. That means that 25% of homes that have sold in Newhall this year have been short sales. I hope some of you found this information to be helpful.     There are a total of 147 active homes for sale ranging from a condo priced at 99k to a 20 acre ranch style home priced at 2.5 million dollars. 68 of these active homes are short sales. That is 46% of the homes for sale in Saugus are Santa Clarita short sales.

    Year to date, 327 homes have sold in the Saugus real estate market. 90 of these closed sales were short sales that got approved and closed escrow. So that means that 28% of homes that have closed escrow in Saugus this year were Santa Clarita short sales.

     There are 72 active homes currently for sale in Stevenson Ranch and range from a 237k condo to a 1.1 million dollar estate home. 32 of these properties are Santa Clarita short sale listings. That means 44% of the Stevenson Ranch real estate market are short sale listings.

     126 homes have changed owners in Stevenson Ranch from 1/1/2010 – 8/10/2010. 44 of these homes were Santa Clarita short sales that were approved and successfully closed escrow. That means that 35% of all closed Stevenson Ranch real estate transactions were Santa Clarita short sales.

    By the way, beware of SCAMS out there! DO NOT give anyone any money up front for help with your loan Modification. Watch out for those forensic loan audits and check for securities. Those type of approaches to solving your mortgage struggles rarely yield any significant results and are very costly. Remember, IF IT SOUNDS TOO GOOD TO BE TRUE, IT PROBABLY IS!

  • Chick-fil-A | Keller Williams | Gregory Real Estate Group | Extreme Short Sale

    Good afternoon and welcome to ExtremeShortSale.com! Top Santa Clarita Real Estate agent and Santa Clarita Short Sale Specialist, Matt Gregory and our Gregory Real Estate Group attended a Keller Williams hosted luncheon at the brand new Chick-fil-A restaurant right here in Santa Clarita at the Valencia Town Center Mall. This was a fun event with great Chick-fil-A food and replaced our usual Thursday afternoon, Keller Williams Santa Clarita Real Estate team meeting.

    I must say, the Chick-fil-A food was great, but the special Chick-fil-A service was fabulous! Matt & I both had the Chicken Nugget meal #5. This brand new Chick-fil-A restaurant is very nice and a comfortable spot for a very good meal. A special thanks to our beloved Keller Williams leaders, Steve White, Frank Crandall and Patrick Lopez for sponsoring this fun event! Also, a special Happy Birthday wish to the heart and soul of this office and an amazing woman, Jenny Tobler! We had some other folks attend the lunch also, such as the great folks from Prospect Mortgage as well as Victory Escrow. It’s always nice to have them present since they keep us all up to date on the latest mortgage and escrow happenings.
